After a lot of research, the friends with whom we are going to Venice in February had reserved an apartment for us to share. The location was perfect - very near the Rialto bridge - and the layout and photos of the place made it seem perfect for our group. Unfortunately, our friends just received word that the place now will be unavailable. The owner writes, "there are big restoring works and more there are lack of licenses that compel us to stop with rental for a very long time." Which sounds as though there is some sort of governmental regulatory/licensing at play.

We're not going to panic, as there is still time (we hope) to find another place. But I'm worried that more places may have the same sorts of issues, if indeed it is a governmental 'crackdown' or something like that.

Anyone have any insights? Or recommendations?

We have used this firm twice for renting apartments. Both times we found the descriptions to be exact and the people in the office are very knowledgeable about the flats and Venice in general. Maybe they would be able to answer your query? I wouldn't hesitate to use them again, so can't say more than that!
